Selling or buying? Better check that calendar …

Today’s Wiki Wednesday Features: Best Time to List Your House and Best Time to Make an Offer on a House

So, you’ve finally decided to put your house on the market. Once you’ve chosen to take the leap, you want it listed right away, right? You’re ready to put the sign up! Well, wait just a minute … you’d better check your calendar.

In a recent cruise through the Real Estate Guide, I uncovered this little gem of an article that says that there is indeed a best time to list your house. And what’s the best time? Thursday mornings. The reason is two-fold: Your home will be available for showings that weekend, but it will also be a fresh-on-the-market listing (list it any earlier in the week and by the weekend, it’s already looking a bit stale). Why is this important? You’re more likely to get a full-price offer if your home has been on the market for a short period of time.

For buyers, there is also a best time to make an offer on a home. And according to this article, it’s the first Tuesday of the month — and early in the day. Why is it important that it be the first week of the month? Because the owner just paid their mortgage. With that fresh in their mind, they’re thinking they better sell the home soon (or at least before the next bill comes!). Tuesday morning is best because it’s likely that they’ve already received all offers (if any) as a result of the weekend showings, and no others will be coming in. Yours might be the best offer they think they’re going to get.

Of course, if waiting to make an offer until the best possible time means that you might lose out on it — and you can’t stand the thought of losing it — then by all means make that offer. But if you can take the chance on not scoring the home, then you might save yourself some money by waiting.
