Diverse Solutions Adds FSBO Listings From the Zillow API to their IDX Product
By: Drew Meyers, Zillow Business Development Specialist | November 13, 2008
Home buyers want to see all possible listings, not just MLS listings. For an agent or broker website, why not enable buyers to search through all the listings on your own web site rather than making buyers go search elsewhere to see for sale by owner listings?
For those agents and brokers who are Diverse Solutions clients, they’ve just done the legwork for you. They are the first IDX vendor that I’ve seen to integrate non-MLS listings into their search interface. They’ve taken Zillow’s Postings API to allow buyers searching for homes in specific neighborhoods or ZIPs to view for sale by owner and Make Me Move(TM) homes (which are not officially for sale) from Zillow directly in their IDX interface. The links to Zillow utilize our co-branding technology and result in the agent or broker’s contact information and photo being displayed to the visitor throughout their session on Zillow. You can take a look at the functionality on their DEMO site here.
There are a ton of other new features that were added with this most recent release that you can read about on the Diverse Solutions Blog. Congratulations on the big release last week!

How can I use this API in perl?

I’m not a developer, but I would suggest starting with a Google search for “perl XML”.

Hi Drew, I found this major flaw on dsSearch that Diverse Solutions will have to address sooner or later. This applies not only to the specific community mentioned below but to a lot of communties. First and foremost, this is a search engine for homes so it should do just that. A phone with all the bells and whistles but dials poorly is no good.
dsSearch: I found this major flaw in having to select just on the pop-up menu when typing on City, Community, Tract, Zip. I’ll give an example.
Subdivision: Fishhawk (refer to: http://idx.diversesolutions.com/search/460)
A competitor: Here is another IDX MLS link provided by Realestatewebmasters for searching by subdivision in the same area:
http://www.tampahomes24-7.com/idx/search_sub.html
Type in Fishhawk and hit enter. 134 listings shows up.
Type Fishhawk on the dsSearch link (http://idx.diversesolutions.com/search/460) and select all the available items on the pop-menu. 45 listings will show up.
This new fancy MLS search engine can’t find all of Fishhawks listings? How else will the visitor see all the 134 listings in Fishhawk without the assistance of an agent doing it manually for them thru the association MLS or thru admin links? Not to mention it takes a lot more time to click each and every pop item on the menu because you have to type “Fishhawk” every time for the menu to pop. Whereas on the competitor’s site you just type in Fishhawk, enter = results.
It’s nice to get carried away with all the bells and whitles but it should do it’s job as a search engine first.

I am all for displaying FSBOs, but it seems that some mls’s have rules against displaying these listings along with MLS listings. Any thoughts on this?

@Andy: We (Diverse Solutions) don’t allow FSBO and Make Me Move listings to be displayed next to MLS listings. Instead, we make the visitor do separate searches to see the FSBO and Make Me Move listings. Because of that, everything should be fine.

@Andy we turned off the option for displaying FSBO and Zillow listings. It is very easy to do in the options module of Diverse Solutions.
