It’s still a gated Mediterranean mansion with ocean views from almost every room. It’s still asking $9.495 million. At first glance, there’s nothing about Hilary Swank’s Pacific Palisades home to indicate it fell out of escrow, according to Real Estalker, before returning to the for-sale market this week.

The two-time Academy Award-winning actress first listed her home, located at 439 Paseo Miramar, Pacific Palisades, CA 90272, in September 2012 for $9.495 million. The listing dropped off the MLS this May, indicating Swank may have found a buyer, but has returned to the market under listing agent Myra Nourmand of Nourmand & Associates Realtors as if no time has passed.

Fortunately, a false start is not uncommon in celebrity real estate. After three years on and off the market, “Private Practice” star Kate Walsh just sold her Los Feliz home while “The Help” actress Bryce Dallas Howard closed the deal on her Hollywood Hills villa.

These stars, however, did have to drop their asking price to secure a buyer. Time will tell whether the “Million Dollar Baby” actress faces a similar fate; she’s currently asking 355.2 percent more than the median Pacific Palisades home.

Designed by noted architect Marc Appleton, the 6,722-square-foot mansion includes a state-of-the-art movie theater, fire pit and romantic balcony overlooking a large swimming pool.
