Valley Village is a long way from fictional “Dawson’s Creek,” but that’s where James Van Der Beek chose to buy a home in 2006. The actor best known for playing the show’s title character, Dawson Leery, bought the home at 12147 Morrison St, North Hollywood, CA 91607 with his ex-wife, Heather McComb.

Listing agent Kofi Natei Nartey confirms Van Der Beek has listed the property to focus on his new show, “Friends With Better Lives.” Nartey shares the for-sale listing with Craig Knizek of The Agency.

The house first hit the market in mid-August for $1.295 million, and about a month later, it received a price cut of $45,000 to drop it down to its current price of $1.25 million.

The 4-bedroom, 3-bath home is described as a “spiritual oasis.” Built in 1936, the home opens up to a large room with vaulted ceilings and exposed beams, leading straight to a patio and pebbled, in-ground pool.

“This house has an amazing great room, open floor plan and great energy throughout,” Nartey said. “It’s perfect for a family or someone who needs the perfect creative space.”

An open kitchen boasts updated appliances and hardwood floors. The large master suite has French doors leading to the pool, as well as a spa tub and steam shower in the master bath.

Van Der Beek landed his breakout role on the hugely popular teen drama in 1997. He later starred in films including “Varsity Blues” and “Rules of Attraction.”

Curious about the monthly cost of Van Der Beek’s home? Using Zillow’s mortgage calculator, the payment would be $4,837, assuming a 20 percent down payment on a 30-year mortgage.
