The start of October brings cooler temperatures, falling leaves and Halloween plans and for some celebrities, it also brings a few real estate price chops.

Even mansions in the prestigious Bel-Air Crest neighborhood have a hard time selling. Singer Avril Lavigne first listed her home, pictured below, on the Bel-Air real estate market in mid-May for almost $10 million. Lavigne and her former hubby, Sum 41 singer Deryck Jason Whibley, picked up the gated and private estate in 2007 for $9.5 million. The 12,184-square-foot home has 8 bedrooms and 10.5 bathrooms. High-end features include Venetian plaster, gourmet kitchen, private gym, wine cellar and tasting room.

“Major price cut,” exclaims the listing. This isn’t the first time Dennis Quaid’s equestrian estate, listed on the Brentwood real estate market, has had a price reduction. Quaid’s home, pictured below, was first listed at $16.9 million in March 2011 before facing a price chop in May. This price cut is the most significant at a -28.1 percent change in price. Although the home is within Los Angeles city limits, it sits on two lush acres with mature trees, lawns and private horse and hiking trails.

Even a one-of-a-kind treehouse couldn’t save comedian and game-show host Wayne Brady’s house from the price chopping block. Although the original asking price was lower than the $2.5 million Brady paid in 2005 for the home, mirroring the 5 percent drop year-over-year in median Sherman Oaks home values, the price apparently wasn’t low enough. Besides the unusual treehouse, Brady’s home includes floor-to-ceiling windows, custom lighting and a home movie theater.

This resort-like pad was L.T’s hangout during his years as a running back for the San Diego Chargers.
