Using Guerilla Marketing to Advertise Your Listings
Marketing your vacancies effectively doesn’t mean you have to spend a lot of money. You just need to be creative and use an unconventional way to reach renters. Apply some time, energy, and imagination to your marketing strategy and you’ll be able to move beyond traditional listing methods to grab the attention of potential renters – without the huge budget.
Use cool lighting to attract attention. One boutique apartment management business used LED and colored lights to draw attention to their units. The LED lighting wasn’t expensive, but got a lot of attention from passerby, especially when they used the lighting creatively in vacant units to create a window silhouette.
Use product placement. Wear your brand or post signs that will make renters look twice. Print them with witty, fun reasons why renters enjoy living in your units, and give them plenty of exposure at community events or your local college’s housing fair. The whole idea is to get people noticing and talking about your business.
Make a post-it picture. Get creative with post-it notes. Print them with a short, memorable message about your apartments. Don’t forget to include your contact information. Now have fun creating an eye-catching image with different colored notes on a wall. Viewers who stop for a closer look can have an ad to take away with them. You can do the same with buttons and window decals for the same effect.
Create eye-catching images with sidewalk chalk. Take advantage of your parking, patio, and sidewalk areas by decorating them with colorful chalk signs, footprints, and arrows leading to your leasing office. Invite your residents and anyone who stops for a look to join in on the fun. It’s a great way to make some (washable) art while drawing the attention of the community.
