Web2.0 is Making Real Estate Pros and Consumers Smarter

This is an interesting interview about technology in real estate with Jordan Behan from Tell Ten Friends in Vancouver, CA. Behan does a great job of explaining how web-savvy home buyers are better informed and how web-savvy Realtors are helping their clients. Notice how the reporter repeatedly tries but fails to identify some “danger” in this new frontier — and how Jordan repeatedly points to new opportunities. Good stuff.

    You did a great job on your interview. One of the things that I never hear mentioned are law suits that are certainly a relevant issue in Real Estate. I know that with my years of experience and knowledge of the practice, it is my responsibility to make sure I do everything in my power to protect the customer/client in regard to the transaction. So, in the long run I don’t see Realtors being eliminated unless and until the industry is served by attorneys.

    Just my 2 cents…

    How do you see the growth of legal service plans (aka legal insurance) like Prepaid Legal affecting buyers and sellers in real estate? I know agents and brokers who say that the seller never sees final contract till closing whereas a legal services plan facilitates buyers and sellers who are plan members having all contracts reviewed by a lawyer before signing. How do you see it fitting together?

    Informed consumers is what every serious seller needs. On the other hand, even in the virtual space there’s the danger of users being misinformed. The ways are different than in the old times, when consumers were actually dependent on the sellers’ (mis-)manipulation. To be more exact: where yesterday, you could get manipulated by a unhonest seller (or reality agent, in this case), today there’s the danger of being pulled by the community. Ask the doctors, how many patients argue with them about the diagnosis, after they’ve read about their symptoms ‘on the net’. The other problem of the net is polarization. Say you want to decide about the right size of the house for your family - you’ll get radically different opinions depending whether you visit smallhouses.com or turn to large-is-better.com for advice; and only end up with a headache at the and of the day. In real estate, this problem is not as much pronounced as in e.g. computing (just do some research for the right operating system for your PC), but it’s going to get worse after everyone begins to search for advices primarily on the net. In most cases, community can’t beat the knowledge of the seasoned, dedicated and educated expert (a real estate agent in this case). Just be smart and take everything with a pinch of salt.
