I have experience in both listing
agent and working with as a buyer's agent. The key to getting listings sold is to market that listing everywhere, telling everyone about that new listing, and answering the phone. I pride myself on doing all those things consistently with every listing I'm blessed with. I also have a creative side and like to use that to my clients advantage such as outside-of-the-box YouTube videos(example on bottom right of profile), postcards & flyers. When it comes to buyers I stay focused on making sure everything is scheduled when it needs to be scheduled, staying in touch with lender to see if he/she needs anything to keep moving efficiently, staying ahead of any foreseeable issues but most importantly keeping the buyer updated on the whole process and being available anytime to answer question or offer a few words of reassurance. Things don't always go as planned in real estate, but almost always work out.
I also have extensive experience in HUD's. My broker is a listing broker for HUD's and I spent several years of my real estate career assisting him with HUD's from beginning to end. I know the in's and out's of HUD's and what it takes to not only get your bid accepted but for the lowest price possible. When working with the government there's only one way to do it and one slip up can cost the buyer the contract & possibly their earnest money.
