Hi I manage, and own 5 single dwelling houses, a triplex, and a double. I enjoy being a property owner and a landlord ! That is 9 sets of tenants I manage monthly for my husband and I ! I also manage 2 single dwelling homes for my friend who lives out of state. I prefer to manage in my own zip code, so I can watch the houses better(46241), but would consider managing homes in close by zip codes. I prefer to get cash only from the tenants, and give a receipt monthly back to the tenants. They would come to my home to pay rent. I would be able to than deposit your money into a seperate account you have established for you to watch your money monthly on line as i deposit for you ! I handle all the details. I deduct my monthly management fee of 10% from each months rent ! A PNC BANK would be great for you to establish your account for me, as I bank at one too. I would want the fee of 10% of what your asking in rents each month I manage, rented or empty. I would advertise on line, and a sign in front yard your homes, and than interview potential canidates to rent your homes. I would than discuss on line with you, the potential tenants ive met with, if you would like me too. I can take pics of before tenant and after they've gone shots to send to you of your properties , if you live out of state. The houses I rent must be in good condition, as I take great pride in offering nice homes for folks to rent. I'm not a slum lord !
I personally have a nitch in renting homes to folks with pets, pit bulls too, and usually can rent a home pretty quickly!..... I have rules for the animals of course, they must be fixed , all shots, inside only, and use flea meds montlhy. A fence around your yard is a must for dogs. That can be arranged if you don't have one.....
They must carry rental insurance with liability of course.... I am willing to abide by your rules if this is not acceptable. I prefer no smokers inside homes, but allow smoking outside of houses. I usually only do 2 year leases. I don't generally do credit reports on possible tenants , as they all have bad credit, but do have my own way of making sure we have picked the best possible tenants for your home. I require the tenants have jobs for one year solid ,and solid 1 year landlord history. I would check these references. It's really alot about gut feeling if the possible canidates will take care of your homes . Some times you win and sometimes you lose, but my success rate is ususally pretty good at picking tenants. My husband is a carpenter, (who does work full time) but we might be willing to do repairs at a fair rate when tenants leave, if you would like. I also do all the cleaning and painting my self,and redo wood floors, and might be willing to do all of that for a fair rate as well.....Thanks Jen
