Villa San Pasqual, the 1954 vernacular modern complex designed by noted architect/builder, Lionell V. Mayell, was designated as a City Landmark in 2005 and awarded the Mills Act Contract in 2008. Prominently situated at the corner of San Pasqual and South Catalina, Villa San Pasqual is a garden-style complex where the main structures are centered around a landscaped courtyard and the detached garages are to the rear of the property. ?The father of the condominium?, a name given by biographer Helen Kooiman Hosier, Mayell?s achievement has stood the test of time and remained virtually intact for past six decades.
Located at the back of the complex, #40 is a one bedroom, one bath unit with 911 square feet. Retaining much of the original features; hardwood floors, steel windows, built-in cabinets, and bathroom, this unit is a wonderful opportunity to own a piece of Pasadena history. The large living room offers a glass sliding door which brings in natural light and showcases the courtyard. Off the dining area is the kitchen which includes yellow countertop tile, wood cabinetry, and a tiny door that is handy for placing groceries and smaller items from the garage area into the home. With multiple closets and built-ins, the central hall leads into the bathroom and bedroom. The bathroom offers pink counters and floor tile and a separate bathtub and walk-in shower.
