First, I'm not sure where Zillow got the sales data on this house and is never sold for the price they list. That being said, this lovely home has been so completely renovated that it is effectively a new house. So live in the lovely Black Pines sub-development, only three blocks for the University of Florida Campus, with all the convenience and comforts of a new house. The house has three bedrooms, three baths, approximately 2500 square feet and sits on a large lot of 0.38 acre. Part of the living area could be used as an in-law suite. All the bedrooms are spacious and the master suite has an on suite bath and walk in closet. From the Master suit you can walk out onto a large private balcony and overlook the lovely back yard. All the landscaping was done by Emerson Landscaping and allows you to truly enjoy the out door lifestyle without excessive yard work.What has been done to the house:? Foundation has been raised and properly supported. This work comes with a lifetime guarantee form RamJack (note the soil in this area of Gainesville is not stable and many if not most of the homes in this area have had or will require foundation support)? All the Plumbing has been replaced from the water meter in front of the house to the sewage connection at the side of the house. This includes every pipe, fitting, valve, fixture and hot water heater.? All the Electrical was replaced in the house from the meter in. Every wire, box, breaker, switch, and fixture has been replaced.? The house has a new Roof, with 25 year architectural shingle and peel and stick underlayment.? All new Soffit, Fascia, and Gutters have been installed? All windows were replaced with high efficiency double pain low E windows? All the doors in the house were replaced? New Hardy Board siding, and the lower level of the house was stuccoed? All insulation was replaced with Spray Foam insulation. Making the house very tight and energy efficient. Also, the ceiling of the lower level was insulated to provide sound insulation between the two living areas? New high efficiency mini Split air-conditioning system installed. Each room has its own temperature control. Advanced features allow you to keep a confortable home without wasting energy or money. Given the new insulation, windows, doors and a high efficiency heating/cooling system your utility bills should be quite low.? The house was wired for Security with sensors being place on every door and window.? The living areas and bedrooms were all wired for data communications and Television (Cat 5, Coax)? All the sheet rock was replace in the house. Water and mold resistant sheet rock was used throughout the house, not just in the bathrooms. This reduces the likelihood of mold developing and thus reduces the likely of allergy problems for the people living in the house.
