This delightful home is located just 3 minutes from the Lake Ray Roberts boat ramp at BuckCreek! With so many updates to the 1945 version it is difficult to compare it to other houses in the area that have recently sold or are currently for sale. The most prominent update this home boasts is the large 900sf Kitchen/Family room addition that includes a bathroom & a large 8'x8' laundry room w/space for a freezer. The addition was constructed in 1997 & most of the roofing was replaced on the home during the construction. New laminate flooring has been installed throughout & Armstrong vinyl tiles in the bathrooms & laundry room installed 9/2013. The kitchen has tons of oak cabinets & a huge 3'x6' breakfast bar, a gas range, new stainless steel faucet, & a new stainless steel dishwasher. All of the rooms in the addition have new texture & paint 7/2013, all of the rooms in the original house have been repainted 8/2013 & all the carpets were cleaned 9/2013. There are 2-40 gallon hot water heaters, one of these was replaced 3/2013 & the other one was replaced in 2012. A 12' x 12 deck was added to the back of the kitchen in 2011. The decking was replaced in the 10'x6' screened-in back porch in 2012. The central heating & air condition unit that was installed in 2000 is designed to heat & cool 3500sf as I had planned to add on again. Since the home is only 1824sf, the unit has never been stressed to heat or cool & so it is still in perfect condition & very economical. The thermostat is the upgraded programmable type. At the time that the air conditioning unit was installed the ceilings throughout the house were also reinforced. The original side of the house has large rooms that were re-carpeted in 2002. These rooms include a living area with full-size French doors that lead to the kitchen/family room & two large bedrooms that have access to a bathroom that was nearly completely updated in 2012. Either of these two large rooms can be used for the master bedroom, the larger one was most recently used for an additional family room. Each door leading to these rooms has a keyed lock so that when used as a master can be made more private. The third bedroom was designed for use as a nursery, yet, it has also been used for an office & a bedroom as well. There are ceiling fans in each room. All of the original gas pipes have been bypassed & new ones were installed in the attic for safety. Most of all the electrical wiring has also been updated or replaced all together & security lighting has been installed around the entire perimeter. The property has a huge fenced-in yard back yard with beautiful mature shade trees & many ornamental plants & shrubs on the 3/4 acre lot which also has a huge full-sun garden spot with watering faucets nearby. There are four entrances to the home each having their own porch or deck & screen or storm door. There are also two driveways, one on each side of the home. The south drive leads to the kitchen/family room & the original & larger north drive way leads to the 30'x30' foot shop that was built in 1995 & has plenty of space to park your boat or RV! The shop has two walk through doors & a set of double swing open drive through doors so if you want to put your RV or boat in there it's not a problem. With some modifications to the entrance the shop could easily be converted to a two car garage. The shop has also been equipped with electricity & access to water. The 20'x8' awning at the back of the shop was built to store lawn equipment. Directly behind the shop is an 8'x12' storage building that has a 6'x12' lean to additional storage. The exterior of the home was painted 8/2012; the shop & sheds were all painted 8/2013. The entire house has been professionally cleaned 9/20123 so it is ready for you to move in!

What I love about the home

My favorite thing about this home is the large fairly private back yard with huge trees and tons of birds. It is so peaceful and allows one to really connect with nature by simply slipping out into the beautiful yard. I loved watching the sun come up while sipping coffee on the screened in porch. I have many wonderful memories of living in this lovely home.
