My Notes

2 bedroom, 1 bath front unit in a duplex located in Phoenix's historic Garfield District for rent. This unit has a beautiful kitchen and living room area, hardwood floors throughout, and newer appliances. The bathroom has both a standalone bathtub and a standalone shower (shower not pictured). There is ample yard space at the rear of the house, and 2 spaces available for off-street parking. The location is great for those who work downtown, and there is easy access to the freeway (and airport!) via 7th St. The Roosevelt district is within walking distance, and there are several grocery and general stores within the area for your convenience. This neighborhood is generally quiet and well-kept. Rent for this unit will be $925, and this includes WSG/city utilities. Tenant pays his/her own electric, gas, and cable/internet bills. A $750 deposit is required upon move-in (in addition to 1st month's rent), and $675 of this is refundable. 12-month signed lease agreement required. Market guide

Zillow predicts Central City home values will rise 2.5% next year, compared to a 3.2% increase for Phoenix as a whole. Among Central City homes, this home is valued 40.3% more than the midpoint (median) home, but is valued 22.1% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Central City, the number of foreclosures waiting to be sold is 47.7% higher than in Phoenix, and 225.7% greater than the national average. This higher local number may prevent Central City home values from rising as quickly as other regions in Phoenix.
