If you thought you'd never be able to afford a mountain getaway, read on. The price is not a typo! It represents a 1/3 share of a small (625 sq ft) 2 bed 1 bath cabin with a large sleeping loft.
What makes this place stand out is its location, right on the ski slopes of Donner Ski Ranch. In the winter the cabin is accessible only by foot. It is a 5 minute walk in along the groomed track from the plowed condominium parking lot. In the summer you can drive right to the cabin. Outstanding sking of all varieties is as close as the bottom of the steps, and if you want variety it is no further than 2 ½ miles to Royal Gorge (1/4 mile to Sugar Bowl, 2 miles to Soda Springs). There are even iceclimbing opportunities in the gorge east of the cabin.
In the summer, there is outstanding hiking all around. The Pacific Crest Trail crosses Old Donner Pass Road ½ mile away. There are numerous lakes a short distance away. There are numerous bolted climbing routes a short distance away.
Structurally the cabin is in good shape (new permitted foundation, new roof & deck); interiorwise it has a new kitchen stove, but generally needs redecorating.
This is an outstanding opportunity for a family to have an affordable mountain getaway only 2 ½ hours from the East Bay. No hassles with traffic jams getting down to or out of Tahoe.
The share represents 1/3 of the cabin. The deed is recorded in Nevada County. There are no liens or loans on the cabin. There are two other couples each of whom own 1/3 of the cabin. The cabin is underused, and there are rarely (if ever) conflicts about scheduling. We get together every few years to do maintenance; firewood stocking gets done on an ?ad hoc? basis by whoever has a working chainsaw.
Monthly costs for our 1/3 share are minimal. $70/month covers utilities, insurance, and plowing in the condo parking lot. Taxes are about $240/yr. It is very difficult to place a value on this very unique property. Our research puts it around $180 K, making our "buy it now" price $60,000. There is some room for negotiation; we want to make the place attractive to the right buyer.
