My Notes

With just two apartments sharing the elevator landing, the spacious entry foyer leads to a stunning top floor, prewar, sun-filled, classic seven room apartment in a lovely Carnegie Hill Park Avenue building. This beautifully renovated home has a grand scale living room with a wood-burning fireplace & an adjacent large formal dining room -- flowing into one another for maximum entertaining space. The sunny South-facing state-of-the-art granite kitchen has been painstakingly renovated with an adjacent office/staff room and plentiful cabinetry for storage and a lovely full/guest bath. (The office can easily be restored to a traditional maid's room.) There is a separate bedroom wing with a huge sunny corner master bedroom with a renovated marble bath. The second bedroom/library, also a corner, has a unique floor-to-ceiling double window facing West over historic townhouses with a peek of the Central Park Reservoir. The third bedroom is large, sunny and beautiful. There's a lovely and spacious windowed bath between these two bedrooms. The prewar details have been thoughtfully restored and maintained throughout; there are extra-large windows, high ceilings, and fully outfitted closets. The apartment is in pristine, move-in condition. 1050 Park Avenue is pet friendly, but pied-a-terres are discouraged. There is a storage unit in the basement which transfers with the apartment, and a gym for tenants.  More Less

    Market guide

Zillow predicts Carnegie Hill home values will increase 3.1% next year, compared to a 2.9% increase for New York as a whole. Among New York homes, this home is valued 702.2% more than the midpoint (median) home, and is valued 448.5% more per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Carnegie Hill, the number of foreclosures waiting to be sold is 173.8% higher than in New York, and 34.7% less than the national average. This higher local number may prevent Carnegie Hill home values from rising as quickly as other regions in New York.
