My Notes

Edit
Well maintained one bedroom duplex in the historic Charlestown Navy Yard with easy access to the Financial District and North Station. This condo has one of the most fabulous, unique and rare setups in the building. There is excellent light with 3 six foot windows on the first floor and 2 skylights on the second floor. Recent renovations include a complete bathroom rebuild with Kohler fixtures, granite top sink with vanity and high end tile floors. In addition, the kitchen has new granite counter tops and a high-end under mounted sink.
1 Deeded Secure Garage Parking Spot included with ownership.
Central Air Conditioning, Heat, Water, Grounds Maintenance (including snow and ice removal) and many others are included in monthly condo fees.

What I love about the home

Location, Location, Location - 10 minute commute to the Financial District and nothing better than a stroll along the harbor on sunny Sunday morning!! The Navy Yard is also home to Tavern on the Water (one of the best waterfront bars in Boston) and the Navy Yard Bistro (a little known restaurant that offers some of the best food in Boston) - both are walking distance. The Navy Yard is an excellent part of Boston to live in because the people are friendly, it is not over crowded and you are waterfront.

Market guide

Zillow predicts Charlestown home values will increase 1.9% next year, compared to a 1.7% increase for Boston as a whole. Among Charlestown homes, this home is valued 38.1% less than the midpoint (median) home, and is valued 20% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Charlestown, the number of foreclosures waiting to be sold is 58.8% lower than in Boston, and 80.3% lower than the national average. This lower local number could help Charlestown home values rise more quickly than other regions in Boston.
