Neighborhood Description
Gorgeous friendly neighborhood and part the Sierra Madre Villa Association. This is a great community. Also very near to the wonderful town of Sierra Madre. Lots of Farmers Markets in the area too! Plus a Ralphs, Albertson's, and Whole Foods. If you are into golfing, a public course is just down our road! What a great lifestyle here...

What I love about the home

Overall, this is a home for someone who loves mid-century style and wants lots and lots of privacy! It's a light, bright, beautiful and extremely stylish party home. Living Room has walls of glass and 260 degree views of mountain and valleys with night city lights view. New master bath is indoor/outdoor with skylights huge picture window and outdoor shower - all with Jado taps and incredible views. New modern kidney shaped pool and spa also with views tastefully done with tropical plantings surrounding and real boulders and glass mosaic tile. Modern outdoor concrete circular seating area and firepit near pool with also fabulous views for evening socializing. New teak kitchen with Fisher Paykel appliances. New family room/studio/second master bedroom with en-suite bathroom and walls of glass sliders that open to the outdoors - a kitchenette could be added here to make it into a self contained guest house or studio. New en-suite walk in closet in master bedroom. Kitchen and entry have new terrazzo flooring, hardwood, and limestone in rest of house. New sandstone walkways and chimney. Re-finished patio area, new sprinklers, new landscaping everywhere. New concrete driveway and carport. New concrete steppers. All in all, an EXTENSIVE redesign keeping in with the mid-century modern style. Home living area has increased by nearly 600 sq. ft. The Make Me Move Price is not over the top for the right owner (I know my real estate!)...it is a very special house on a small very private road with killer views. It's a gem that once acquired, one would not want to give it up!

Market guide

Zillow predicts East Central home values will increase 1.5% next year, compared to a 0.9% rise for Pasadena as a whole. Among East Central homes, this home is valued 124.5% more than the midpoint (median) home, and is valued 17.7% more per square foot.

Foreclosures will be a factor impacting home values in the next several years. In East Central, the number of foreclosures waiting to be sold is 50.8% less than in Pasadena, and 38.2% lower than the national average. This lower local number could help East Central home values rise more quickly than other regions in Pasadena.
