My Notes

Elegantly remodeled 3BR/2BA home with a 2 bedroom in-law apartment. New baths, gorgeous kitchens and separate entry. Upstairs: 3 bedrooms, 2 baths views of the Bay Bridge, Mount Diablo and Sutro Tower. Lots of natural light with 3 big skylights and a sun room. Recently remodeled upstairs has new hardwood floors, the bedrooms are all carpeted and the two baths are very nice. This kitchen is the perfect entertaining environment. Open floor-plan, kitchen, living, dining and corner fireplace and BIG view windows!. Granite Counters, New appliances and cabinets. The master bedroom is 20x14 feet. The garage is GI-NORMOUS with 14' ceilings! EZ to Show.

What I love about the home

This home has great square footage. Over 2200 square feet of living space. Check out the floor plan photos. The master bedroom is 20 X 14 feet! AMAZING. Naturally very bright. The hardwood floors are beautiful. The kitchen is a big open space with light granite counters, white appliances, 5 burner stove; it;s a great place to cook and entertain. The thing about this home I love is the quality of the remodel. Everyone who has walked in has looked at the in-law apartment and have really been impressed. This isn't just some dingy dark in-law apartment. It's got lots of natural light and a big living room area with 2 nice sized separate bedrooms. This is a perfect multi-generational home or a great single family upstairs (~1800 SqFt) with a nice 2 Bedroom in-law apartment/rental below. Parents can live downstairs. It is also a great opportunity for 2 family members (brother/sisters/cousins, etc) to live upstairs and downstairs. The downstairs unit also can make a great rental. Most of the neighbors have told me that the 2 bedroom apartment would rent between $1900-2100/month. The kitchen has a great open plan looking at the dining room and the view of the Bay Bridge. The open kitchen, living and dining room floor plan is awesome. Hardwood floors, carpeted bedrooms, center patio can make a great indoor garden. Think Orchidmania! The garage is just MASSIVE! Over 12 foot ceilings, room for 2 cars side by side plus motorcycle, bicycles, you name it! There is also a separate enclosed laundry room in the garage. It's perfect because if either group of occupants living upstairs or downstairs can do laundry and not bother the other with the sound of a spinning dryer or washer because of its' location and enclosure. 3 big skylights, the north windows, center patio and back windows looking at the yard make this home very bright throughout!

Neighborhood: Bayview

Zillow predicts Bayview home values will increase 7.5% next year, compared to a 5% rise for San Francisco as a whole. Among Bayview homes, this home is valued 68% more than the midpoint (median) home, but is valued 16.4% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Bayview, the number of foreclosures waiting to be sold is 544.4% higher than in San Francisco, and 10.5% greater than the national average. This higher local number may prevent Bayview home values from rising as quickly as other regions in San Francisco.
