I do not need to make any money on selling or renting this house. We have been very fortunate to have lived here in this genuinely great home for the past 8+ years and this has really been satisfaction enough for us. Long story short I believe $284k should allow us to pay off our lendor or $2400/month will allow us to continue to maintain our existing commitments on this property. Either way we can be ready to move in just a few weeks should you say the word ;)
This home really does show as well as it photographs, these images were not staged or touched up.
Layout is a traditional center hall colonial with added playroom and breakfast nook on first floor.
Second floor has 3 bedrooms, a large bathroom, and a master walk in closet.
Third floor has 2 additional bedrooms, a bathroom, and a large sitting area.
Basement has a super rare full height ceiling for a 1920 building and therefore has HUGE potential to be fully finished.
External garage is ~18foot square and is currently used for a workshop and storage.
Backyard is fantastic and makes this home THE kids neighborhood 'hang out' house all summer!
 

What I love about the home

Rare usable BIG back yard is what sold us on this house originally for entertaining our kids. Working in architecture I appreciate the many quality construction details that give this home lots of positive aesthetic character. We have way more space than we need for a family of 5. Therefore when guest visit they have a whole third floor suite with bed, bath, and sitting rooms. My commute to downtown Philadelphia is a simple <10min walk to SEPTA Frankford Transportation Center elevated subway which comes every 4 minutes. We are are far enough away from Route1 Lincoln Highway Roosevelt Blvd(East/West) that you never hear it at all. We are <5min from Interstate95 Delaware Expressway on ramps for going North/South.
