My Notes

This is a very charming older home, with many new improvements. Seven new windows were installed in 2011 (Pella with screens and tilt out windows for more efficient cleaning). A new furnace (ThermaStar EnergyStar 98% efficient) and central air were installed March 2011. During the installation of the furnace and air conditioning new duct work was ran throughout the entire house. No room goes without effective and efficient heating or cooling. A new electric water heater was installed March 2011. The home features a large living room (12 feet wide by 23 feet 6 inches long or 282 square feet), two small bedrooms (front bedroom is 9 feet 5 inches by 10 feet 2 inches or 96.08 square feet, back bedroom is 9 feet 5 inches by 10 feet 6 inches or 98.91 square feet), a dining room (11 feet x 11 feet 7 inches or 127.38 square feet) with new laminate floors as of February 2012, kitchen (12 feet by 10 feet or 120 square feet), and mud room (7 feet 8 inches by 5 feet 1 inch or 38.96 square feet). There is a dressing room (4 feet by 10 feet or 40 square feet) attached to the bath (62.71 square feet), with built in drawers and cabinets which span to the 10 foot ceiling. The home has three entrances - a front steel door with a glass storm door with roll-down screen, a wooden exterior door with three windows and a screen door on the side porch, and a steel door with a storm door coming off the back porch into the mudroom complete with doggy door access through the storm door and steel door and a third doggy door into the kitchen to allow pets freedom to roam between the backyard and the house throughout the day. The house has a partial "Michigan" dirt floor basement on the back half of the house and crawl space on the front half of the house. The home has an attic accessible through the back bedroom. The attic is unfinished.
The house has no carpet in any room to allow for easy cleaning and ease for allergy sufferers.
A privacy fence was installed April 2014 surrounding the entire back yard to the detached garage and to the side porch. A new patio paver patio currently being built with red 12" x 12" pavers. The backyard has been transformed into a private place to getaway and relax.
The water line was redone in June 2014 due to a leak at the water main connection with brass fittings to ensure 15-20 more years of continued water delivery to the home. There is an outdoor water spout just inside the privacy fence to allow a gardener to easily transport water to flowers on the front and side porches as well as to any placed in the backyard.
While most people suffered extraordinarily high heat bills during the unusually cold winter of 2013-2014 this home was averaging exponentially lower heating bills. The furnace and duct work provide excellent warmth when set at 63 degrees.

What I love about the home

The house has an incredible amount of character with 10 foot ceilings and extremely open rooms. Even the small rooms seem open. The home has transformed during the time I purchased it. I have put a lot of time and hard work into transforming the home back to its original glory. The home still needs additional TLC such as new posts on the porches, a new window in the mudroom, a new window in the kitchen, and new windows in the bathroom. The bathroom could use an update or a renovation to the time period of the home but is quite functional as is. The backyard has become a private getaway from the hustle and bustle of life. The yard is easy to maintain and looks great after every lawn mowing. The neighbors immediately to the south are incredibly wonderful people. They are an elderly couple who still own their home and live independently without medical professionals coming in to take care of themselves. You will often times find the man working outside on the yard or painting. The woman likes to sit in the swing and is always up for a chat. They also own the home on the northwest corner of the intersection at 1st and E Street. The couple diagonally across the street to the south are retired and are always willing to help out whenever a hand is needed. The location is central to nearly everything. It takes 5 minutes to anywhere you want to go by car and 20 minutes by foot. The home and neighborhood exude early 20th century charm.
