My Notes

This charming house, located a short walk from the top of Russian Hill, was built in 1907. The original 3-story single-family design has been enlarged, updated and modernized substantially over the years, including the creation of a Studio apartment on the lower garden level. The most recent custom renovations were in 2006 (Kitchen) and 2008 (Master Bath).
Through the gated access, just a few steps up from the street, is the Front Door which leads to an Entry Hall. Also on this floor is the Kitchen, Pantry, Dining Room, Breakfast/Office nook, Double Parlor Living Room with Fireplace, Half Bath and a walk out to an upper deck overlooking the back garden. The Upper floor consists of 3 Bedrooms, each with ample closet space, and 2 Full Baths, with the Master Bath ensuite. Skylights and large windows make this a bright and airy space.
On the garden level is a separate Studio apartment with a Full Bath, a Kitchenette with a seating and serving counter, an open Bedroom/Living area, plenty of closet space, accent lighting, and a walkout to the lower deck and the garden. This space is currently used by the owners as a guest suite, but would work well for in-laws, a nanny, a media room, office, or as a source of rental income.
The fenced back garden is well suited for entertaining, barbequing and gardening. It consists of an aggregate deck surrounded by a garden area covered currently with low maintenance decorative stones.
Adjacent to the Studio is a laundry room and a one-car garage with built-in storage.

What I love about the home

Location - walk to North Beach, Nob Hill, Fisherman's Wharf, Embarcadero, Polk St shops, Hyde St restaurants and cable car, Union Square, Financial District etc. 1907 period architectural details combined with 2008 modern touches. New (2006) Chef's Galley Kitchen - (Thermador, Franke, Jennair, CaesarStone, custom cabinets and recessed task and accent lighting). New (2008) ensuite Master Bath (custom cabinets, marble, stone, recessed lighting). Combination of new and old hardwood floors. Skylights brighten the stairwell and Master Bath. Accent lighting is plentiful in the upper floor hallways. Gas fireplace in Living Room. Single car garage with storage. Private outdoor sitting area next to Dining Room leads to a deck that overlooks the garden. Separate Studio Apartment is extra living space or a source of income. It overlooks a bright and private patio garden.
