Where's the Zestimate?

County transactional data for this home is insufficient so we cannot calculate a Zestimate. We are adding data all the time, so be sure to come back.

Tax Assessor's Value

Depending on the jurisdiction where you live, this value could be the tax assessed, tax appraised, or market assessed value. This value comes from the taxing authority of the city, county or state where you live; this is not Zillow's value.

Note: Tax assessor's values differ from Zillow's Zestimate, which is computed by entering numerous data points into a proprietary formula, often resulting in a more accurate value estimate.

My Notes

Recently remodeled 2,700 square foot open concept house with great light and warm bright colors. This is the perfect place for an owner or investor who wants more house and the benefit of steady rental income from an apartment.
The current owner lives in the front 1700 SF home. The upstairs has large landing that can be used as an office, 3 full-sized bedrooms with area rugs and closets, and full bathroom with large tub/shower. The downstairs has open concept kitchen with new granite counter top kitchen, light modern cabinets, island, dining room, living room, full bathroom, and coat closet. Plus a 500 SF studio room (currently rented for $690/month) with kitchenette that can be rented or used as a office/guest room with shared bathroom, mudroom, and washer dryer.
The remaining 1,000 SF is a brand new garden level apartment (currently rented for $1,000/month) with 2 BR,1 BA and washer dryer. It has great light and bright warm colors and open concept kitchen and living room.
Since 2007, the house has been completely remodeled with 20 new replacement Andersen windows, new drywall and wiring, remodeled kitchens and baths, hardwood/laminate/tile floors throughout, new 30 year asphalt roof, rebuilt garage and carport/porch with 2nd story storage, and very efficient dual source NewMac furnace that can burn 4-5 cords of dry firewood for $1,200 per winter or #2 heating oil for $1,800 to $2,000 per winter. Or go back and forth between two fuel sources with the flip of a switch.
Close to everything - Brattleboro Memorial Hospital (1 block), public transportation lines (1 block), grocery store (4 blocks), and downtown shopping (less than 1 mile).
Front yard has large flagstone patio, beautiful perennial beds, grafted cherry and weeping cherry, and vegetable bed. Side yard has several perennial beds and rhododendron. Private back yard has flagstone summer-time porch (winter-time carport) and vegetable and perennial beds. There is enough space for swing set or more raised beds with great southern light.
Asking $397,000 with no real estate broker. Purchase with $25,000 (5%) down and get a 5% interest rate mortgage over 30 years and you will have a monthly payment of $2,500 including PMI, taxes, and insurance. Then rent the garden level apartment for $1,000 and studio room for $690 and you will be able to own a 2,700 SF home for $900 per month plus utilities $150 electric, $150 heating oil or $100 firewood, $50 propane, and $50 water & sewer - total monthly cost of $1,210 to $1,300.
Or live in the studio room and have nearly no monthly rent or utilities. A perfect getaway spot from Boston or NY or the ideal situation for someone wanting to build equity in a home.
Or a couple families could purchase together and start an urban commune.
Or you can dream on your own...
