Calling all investors. As is. Serious buyers only as I do not want to disrupt my current tenants with walk throughs. You must contact me for a showing. The building door is locked and I must ask the current tenants for permission to enter the premises. I have a signed rental lease through July 2015 for $1050/month and any sale would require the buyer to honor the lease. A wonderful family lives there and deposits the money directly into my bank account. This is their second year there and they will most likely continue to renew as they have children in school and have chosen local doctors. Monthly association fee = $185/mo. Yearly personal investment property insurance = $250/year. The association fees cover exterior maintenance (e.g. hallways and siding), plowing, mowing, water, garbage, and overall building insurance.
