My Notes

Unique urban loft in the heart of Downtown Denver's Capitol HIll Neighborhood. 1100 square feet including loft space and walk in closet not considered in assessor's square footage, new stainless steel appliances, original brick and factory windows in an historic building. Parking space in the garage, washer/dryer in unit, lofted bedroom space and walk in closet. Raw industrial feel, complete with corrugated steel spiral staircase. Built in 2001 and completely renovated 2008. Updates include fresh paint, new bathroom and plumbing fixtures, clean effects air purification system and humidifier, muraled ceiling and new kitchen appliances. Close proximity to bars, restaurants, Denver Art Museum, Denver Public Library, and downtown. Golden Triangle living for a third of the price!
Neighborhood Description
This is a wonderful, eclectic neighborhood encompassing the Capitol Building, City and County Building, Denver Art Museum, Molly Brown House, and Kirkland Museum, situated next to hipster bars and stores such as Bender's, Fashion Nation, Buffalo Exchange, Wax Trax and Kilgore Books and Comics. The homes in the area range from large mansions and single family residences to historic apartment buildings and newer builds. Our building is one hundred years old, converted from a warehouse garage to a twelve unit loft structure complete with the Penn Street Perk Coffee Shop located on the ground floor. The loft is within walking distance to Cheeseman Park, Whole Foods, Marzyck Fine Foods, Panera Bread Company, Bones, Potager, Quiznos, Tokyo Joes, and City 'o City Bakery just to name a few.

What I love about the home

We love the industrial feel of this two story loft. The building is in the midst of the Capitol Hill neighborhood and we are within walking distance to tons of bars and restaurants, museums, grocery stores and all the city fairs held at the Capitol and City and County Building. Walking distance to the 16th Street Mall. There is a covered parking spot within the building and a parking pass for the 1300 block of Pennsylvania.

Neighborhood: Capitol Hill

Zillow predicts Capitol Hill home values will rise 4.7% next year, compared to a 2.5% rise for Denver as a whole. Among Capitol Hill homes, this home is valued 56.3% more than the midpoint (median) home, and is valued 24.6% more per square foot.

Foreclosures will be a factor impacting home values in the next several years. In the Capitol Hill market, the number of foreclosures waiting to be sold fell 29.7% in the last year. The number of unsold foreclosures is 31.2% lower than in Denver, and 48.4% less than the national average. This lower local number could help Capitol Hill home values rise more quickly than other regions in Denver.
