My Notes

Edit
Fixer condo. Best located 1BR in bldg....panoramic downtown view. 5th floor is the highest in bldg on which there are 1BRs and West side of bldg gives best views. Trustee sale, not short or foreclosure. "Contractor's Special"...Cash only, please. It was in the process of undergoing a remodel, but was halted in the midst of demolition.. Some walls, cabinets, appliances and flooring have been removed, although bath + BR are still intact. Newly installed heat pump will save money. See supplement,, Kitchen walls have been removed, giving unit a "Great Room" effect, with kitchen, DR and LR being one big space...BR is still seperate...Symphony Terrace is a well-run, financialy sound complex which has just completed a massive remodel of the common areas, with no special assessment needed...The complex has 2 well-equipped gyms, outdoor pool and spa, and a fully-furnished guest suite for a low $30 per night! Located at the base of Cortez Hill, across from Symphony Hall and a couple of blocks from Balboa Park. Quick freeway access just a few blocks away. On the Eastern edge of downtown, well away from the noisy train tracks..A real opportunity here to create a modern, sophisticated downtown retreat (as others have done in this bldg)...  More Less

      Market guide

Zillow predicts Core-Columbia home values will increase 1.6% next year, compared to a 0.8% increase for San Diego as a whole. Among Core-Columbia homes, this home is valued 60.2% less than the midpoint (median) home, and is valued 53.2% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Core-Columbia, the number of foreclosures waiting to be sold is 28.5% higher than in San Diego, and 13.7% higher than the national average. This higher local number may prevent Core-Columbia home values from rising as quickly as other regions in San Diego.
