Welcome to 134 North Carolina Avenue SE, Washington, DC 20003
Location
Quintessential close-in Capitol Hill. I didn?t check the walking score, but don?t need to because it doesn?t get better than this. North Carolina is a wonderful, wide Avenue with deep front yards, elegant homes and walking distance to all the things you?ll love about Capitol Hill. Capitol South Metro (Orange/Blue Line) and the US Capitol Complex are just 2 blocks away. Parks abound in all directions. The retail and restaurants of Pennsylvania Avenue as well as 2 gyms (Results and WSC) are just around the corner. Access to 395/295 and VA couldn?t be closer, and Eastern Market is an easy stroll one way and Nationals Stadium the other way (both about 5 blocks). Union Station, the Smithsonian museums and National Mall are all close-by too. The house is inbounds for Brent Elementary School (PK3-5th Grade).
Residence
This Federal-style townhome has 2-Bedrooms / 1 full Bathroom up plus a separate Studio Apartment/In-law Suite with 2nd full Bathroom in the Lower Level (house has two electric meters). The home offers a wonderful opportunity to enjoy not just a great location but also an exceptionally & thoughtfully renovated house that has all the desired updates and conveniences of today with the charm and personality of its 120-years age still apparent. Refinished Heart Pine Floors, high ceilings, classic moldings/trim and attractive façade are some of the endearing features of old. Renovations and Improvements include new Andersen windows and doors in 2010, new roof, gutters, skylight & backyard fence in 2009, new Central Air/Heat (Heat Pump) and updated electric (new wiring & fixtures) and plumbing (including on-demand hot water heater) in 2007 as well as a new Kitchen and upstairs Bathroom which were completely gutted and redone. The large, professionally designed Kitchen would be appropriate for any upper-bracket home on the Hill in terms of both quality and size. Highlights include abundant floor-to-wall maple cabinets, ample & attractive soapstone countertops, elegant stone tile floors, soapstone double farm-style sink (so pretty it could be in an art museum) and top-of-the-line Jenn-Air,black-glass appliances (gas cooktop, separate warmer drawer below, double wall oven, built-in matching wall microwave oven, dishwasher). The Main Level boasts an open floor plan with Living Room, Dining Area and Kitchen in rear. Up the stairs (don?t miss the storage area tucked in the wall along stairwell) takes you to the 2nd level with 2 Bedrooms (both with closets) and a full Bath (with skylight). The Basement/Lower Level is self-contained and currently used as Family Room, Guest Room and Laundry/Kitchenette but could also be rented out (similar studio apartment next door currently rents for $1,400). There is a 2nd full bath and both a front & rear entrances. The apartment does not have a Certificate of Occupancy but neighboring houses with a similar layout do have the C of O; it wouldn?t be difficult to get if desired, especially since there are already two electric meters. If you like outdoor space, you?ll enjoy the private, fenced-in back patio as well as the landscaped & large front yard (with southern exposure that allows for great light throughout the house too). Taxes is 2010 were $4,397.

Market guide

Zillow predicts Capitol Hill home values will increase 0.4% next year, compared to a 1.6% rise for Washington as a whole. Among Capitol Hill homes, this home is valued 12.5% more than the midpoint (median) home, and is valued 21.3% more per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Capitol Hill, the number of foreclosures waiting to be sold is 62.8% lower than in Washington, and 69.5% less than the national average.
