My Notes

Edit
1354 E Susquehanna Ave is a 3-story single family home just listed in the heart of the popular Fishtown neighborhood. This home is just down the street from "5 points Palmer Park, close to public transportation, a quick drive to I-95, Delaware Ave, Frankford Ave and East Girard but is also on a quiet, tree-lined block with a great neighborhood feel. The updates in this home were made with great attention to detail. Brand new lighting and bath fixtures throughout, hardwood floors on all 3 levels, ceiling fans in every room, granite countertops and beautiful tiling detail in both full bathrooms. Each room is already wired for ethernet.First floor features the living room and kitchen with stairway in between. The kitchen has a built-in breakfast bar on one end, doorway leading to the fenced in patio on the other, and space in the middle for a dining table. Refrigerator, dishwasher, gas range stove and overhead microwave included. The patio is attached to a private side alley with fenced gate to the street which makes taking trash or other items out easy. There is plumbing already installed if new owner wishes to add a half bathroom off of the kitchen. The basement is unfinished but provides ample room for storage. On the second floor is 1 full bathroom, the 1st bedroom which faces E Susquehanna, and a separate laundry room with brand new front loading washer & dryer and room to add shelving and storage options. The third floor of the home consists entirely of the master suite. Since the stairway is in the middle of the home, you have the opportunity to create a variety of set-ups with this space if you'd like one end to be a dedicated office area or sitting/reading nook. High ceilings on this 3rd floor with great architectural detailing and the master bathroom has a curbless shower and a skylight above which lets in natural sunlight. There is also a ceiling hatch in the bedroom which provides access to the roof through an attic panel. There are a couple of very unique, energy efficient updates that have recently been made: First, the owner has installed a tankless water heater which has been shown to use significantly less energy while maintaining the ability to run the laundry, dishwasher and bathroom showers simultaneously with no issue. Secondly, although there is already central air, there is also a whole house fan so the cool air can continuously circulate throughout the house without having to run the a/c.This home is not to be missed. Schedule your walk-through soon as a home with this many features in such a popular location isn't going to last.
