Huge spaces and sunlight fills this beautiful new 2-story loft condo, located in the heart of the Fillmore Jazz District. Featuring incredible 18-foot ceilings and almost 1200 square feet of space, this sunny two-bedroom, two bathroom condo is filled with great amenities like in-unit washer-dryer, your own parking space*, and even a sunny balcony for barbecues! Plus, we are totally pet-friendly; see below for details.
The first floor contains a foyer with an in-unit washer/dryer combo next to the spacious bathroom. The fully-decked out kitchen features a brand-new pull-down faucet and also a brand-new dishwasher. The kitchen bar comes with drop lighting and a raised bar area that's perfect as a champagne breakfast bar or a full-service bar too! The central living space is a dramatic loft with floor-to-ceiling windows, remote-controlled shades, and even a drop-down ceiling fan, along with one of the condo's two gas fireplaces. The stairs lead into a very private upstairs- an office/den space with striking views over the loft, a walk-in closet, the second bathroom and the master bedroom featuring its own fireplace.
The condo is located steps from Fillmore Street, has a large elevator in the building and a deeded car-lift style parking space. The location could not be more central to SF, literally- Japantown and Pacific Heights in the north, Alamo Square (with the Painted Ladies) and Lower Haight in the south, Hayes Valley in the east, and Divisadero Street to the west.
You will be within minutes of walking to:
* restaurants such as State Bird Provisions, The Progress, 3505 Meats, Nopa, SPQR, Maven,Ramen Underground, Brenda's Meat and Three, B Patisserie the list goes on and on.
* nightlife from Social Study to the Origin nightclub to the Kabuki movie theater to Japantown karaoke and Pacific Heights. There's something for everyone here.
* conveniences- within a couple blocks you will find a Fitness SF gym full of classes, Safeway, post office, and countless parks, including a swimming pool at Hamilton Park and a soccer field too. Buses from the 5 to the 22 will take you to Union Square, FiDi and SOMA in the east, Richmond in the west, Pac Heights and the Marina in the north, and Castro or the Mission district in the south. Finally, we know how it is to have pets in SF; the competition is so fierce that many landlords refuse to accept dogs, or pick on certain breeds. The owners not only accept dogs, we welcome responsible dog owners! We accept up to two dogs or cats, no size or breed restrictions, no pet rent and a reasonable pet deposit; all we ask in return is that your animals be well-behaved and do not damage the apartment. Plus, you'll be minutes to several dog-friendly parks within a few blocks!
Terms: We are looking for renters who are long-term and low-maintenance; being handy will definitely be a bonus, as will those who plan to stay for more than one year. No smoking at all, except on the balcony. Tenant to comply with all CC&Rs, such as no Air-BnB or other short-term rental activity. Tenant pays electricity, gas, Internet and/or cable. Owner will pay HOA dues, water/trash. This will be a one-year lease after which it will be month-to-month. Application process can be done entirely online and will involve a short application form, a credit report or $25 for the credit check, and the first month + security deposit upon signing. The completely refundable pet deposit is $250 per dog; $100 per cat. Availability is flexible from Aug 1 to Aug 15.
