Farm house is 150 years old, has been completely gutted and rebuilt. Everything new, EVERYTHING! Real hardwood floors, new appliances, new cabinets, tiled bathroom, huge stone fireplace, new pellet stove, new foundation with full basement, all new plumbing, electric, dual fuel (oil or wood) furnace with central heating and humidity control, 2 large bedrooms, 2 full bathrooms (one upstairs, one downstairs), beautiful sunroom, balcony overlooking a well stocked 2 acre pond and acres and acres of pastures! Everything is new. Wired for Dish Network TV and Wildblue Satellite Internet.
Barn is a 2 story post and beam, metal siding and roof, with 7 matted stalls, concrete center aisle, full tack room, massive second floor for storage and
hay. Water, electric and Cat-5 cable running from the house to the barn for installing a computer and surveillance cameras. Barn is 4 years old.
20 x 40 post and beam, metal siding and roof, run-in shed is in the 22 acre pasture along side the pond. Also, 4 years old.
New Holland TC33 diesel 4x4 front-end loader tractor with all it's implements. The tractor is a 2005 model with only 100 hours on it. Not even broken in yet! It has all the bells and whistles, such as an enclosed cab, heat, fan, windshield wiper, forward and backward facing highbeam lights, and SuperSteer FWD. I also have a 5' snowblower, 5' brushhog, 5' New Holland finishing mower, 5' backblade, post hole digger and towbar. The tractor with everything above cost me well over $30,000!!! Everything is new except the finishing mower which
is a few years old.

What I love about the home

There are 3 paddocks, 22 acre open pasture, 5 acres of woods, 2 acre spring fed pond is heavily stocked with bass and bullhead catfish. The back end of the pond runs along one side of the pasture for watering your animals. The pastures and paddocks are all fenced in with an electric fence. There is a nice 100 x 60 arena with sand footing! Go to the top of the pasture and you can see for miles!!! Beautiful! There are plenty of deer and turkey. Great area for hunting during the season. I've seen a few 8 point bucks in the pasture and plenty of doe! If you love horseback riding, there are over 1000 acres of private trails through the woods leading off our property. Ride all day and have fun! You can ride all day and not cross the same trail twice! Great for hiking also. Nice and quiet. During the warm months there's nothing like sitting on the deck first thing in the morning with a nice cup of coffee and just relaxing as you watch the ducks swim and fish jump in the pond, the horses and deer grazing in the pasture and you feel the warm sun on your face. It is so peaceful! The house sits under the huge maple trees for nice shading during the summer. One of the smaller pastures runs just above the house, so it's nice when the horses come to visit! Take a walk to the front lawn and pick an apple from your own apple tree. Watch the deer as they walk right up and eat fallen apples. You may even see the occational turkey strutting down the driveway! This past summer, we had 3 families of over 30 turkey walk from the woods, down our pasture to the pond everyday! Come see it for yourself and I think you'll agree. It's truly beautiful. Albany is 40 minutes to the East (I do the commute daily and enjoy it, no traffic!!!), Cobleskill is 15 minutes to the East, Oneonta and Cooperstown are 20 minutes to the West. Easy commute on I-88.
