All furniture and accessories (dishes, silverware, pots/pans and linens) are available for immediate Vacation Rental. Complete on-line rental listings (already setup) can be immediately transferred to new owners name. House in mountains, can see three states with paved county road access. Landscaped, garden spot, covered and open 12 foot decks and single car garage with additional parking for 6 cars . Siding is mountain stone and vinyl (almost maintenance free), metal roof and 6 inch studs for added wall insulation (R-27 in walls). The house and windows have been located to maximize the flow of cool mountain air and requires little air conditioning in summer months. What I love about the home

Excellent retirement or second home if getting ready to retire. It is in the mountains of southeast Tennessee with easy access to neighboring small towns ( Etowah, Athens and Cleveland) with little mountain driving. Also about 3 hours to Atlanta Totally rural with little or no traffic, noise or air pollution. Located in a rural subdivision with a minimum lot size of 5 Acres and light deed restrictions. Many owners have 10 acres reducing future traffic and noise problems. Over $10,000 of landscaping minimizes grassi cutting and produces flowering shrubs and flowers from early spring to late fall. A vegetable garden spot has been used for many years and the soil can be easily worked. The house was custom built by the seller and is designed to keep heating/bills DOWN. Open windows usually eliminate air conditioning in summer and R-27 in walls insulate the house in winter only requiring gas logs in great room to heat main and upper level ( electric usually not over $70/mo. There is no HOA FEES or road maintenance as the County maintains a paved road past the driveway. The house is located above the county road making the site completely private. The subdivision called MOUNTAIN TOPS PHASE 1 is said to be the highest in Polk County. All properties have increased in value two to three times since construction in the late 1990's. If you love the mountains and rural vistas, I do not believe you can beat this property.
