Excellent Investment Opportunity in an Excellent School District!
Buy two houses on one acre in upstate NY, for less than the cost of a studio in NYC!
New Berlin, NY is a pretty, quaint village in upstate NY about 3 hours north of New York City. It has all the conveniences of a small town, and a rich history. It was even a stop on the Underground Railroad.
The first house is named Woodhill Lodge.
This magnificent house built in the 1840s is 2900 sq ft and has 5 bedrooms and 2 bathrooms. The large master bedroom includes a dressing/seating room or can be used as a nursery. Across the hallway are two additional large bedrooms. There is also a room that can be used as an office, den or additional bedroom, and another that can be used for additional storage or laundry facilities. There is a washer and dryer hookup available, with a wash sink and exterior access.
Downstairs is a Great room with decorative fireplace and access to the mud room. On the other side of the house you could have a more formal sitting area/living room (which includes a functioning wood burning stove), and an adjoining dining room, where there are French doors that open up to the exterior patio which overlooks numerous flowerbeds. The large, newly remodeled kitchen has a fridge, brand new stove and tons of counterspace and cabinets. There's a door that leads out onto the patio.
Outside, you can enjoy the patio, with marble and iron patio table and chairs, there's a lovely terraced garden to the right, that provides a beautiful view from the kitchen and dining room. Just steps away is the large garage/work shop, which has electricity, and can be heated with a wood stove.
There is one neighbor across the additional parking area, but other than them, you'll feel like you're in a lodge in the middle of the woods, yet just down the hill (less than a 5 minute walk), you'll enjoy being right in the Village of New Berlin. This is the best of both worlds, privacy, and quiet, with the conveniences of village life.
This house has been rented at $850/month in the past, so you can buy either for yourself or an investment.
The second house, next door, is named Bluehill Cottage.
This charming cottage is smaller than the Lodge. It's a 3 Bedroom, 1 Bath house with large kitchen and a utility room with washer dryer hookup. A new furnace was installed in 2005. This house also has a small patio, flowerbeds, and that woodland feeling.
This house has being rented for $795/month.
Total rent from these two properties, next door to each other, with no other immediate neighbors, is $1645/month. This would make an incredible investment opportunity, until you decide that you'd like to use the properties as your own second home or vacation get-away.
Bluehill Cottage can be purchased in conjuction with the sale of Woodhill Lodge for an additional $79,900.
