My Notes

Edit
Immaculate well-maintained and tastefully updated 1875 Victorian. Beautiful quiet one-way street with parking only on the opposite side of the street (unusual for DC). Great metro access: 10 minute walk to metro red and green lines. 15 minute walk to blue. 2 blocks from 14th street with many fantastic restaurants, bars, theater, furniture stores, and other retail. 2 blocks from 2 grocery stores - Whole Foods and Safeway; 4 blocks to Trader Joe's.

What I love about the home

10-foot ceilings, original pine floors and moldings on the first level. Hardwoods throughout. Stone in kitchen and baths. Original stained glass windows. Beautiful finished basement with a full bathroom and large living space. Off street fenced parking. Well-designed kitchen with lots of cabinet space and a small island. Skylights. Natural light in every room. Spacious second floor deck.

Market guide

Zillow predicts Logan Circle home values will rise 1.4% next year, compared to a 2.5% increase for Washington as a whole. Among Logan Circle homes, this home is 238.9% more expensive than the midpoint (median) home, and is priced 50.6% more per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Logan Circle, the number of foreclosures waiting to be sold is 40.2% less than in Washington, and 52.9% lower than the national average. This lower local number could help Logan Circle home values rise more quickly than other regions in Washington.
