Yes, you CAN live in Mill Valley, have full day sun, room for friends to park, easy garage entrance, and shortcuts to town from your San Francisco view perch! 5 walking minutes from hours of Tam trails. Enlarge the house and add a second unit with 2nd garage on Marsh Dr. on .64 acres. Easy road up from Blithedale on Marsh--4-5 min. drive from town. Or 10 minutes via Summit or Blithedale/Ralston. Two peaceful cul-de-sacs. Huge windows, bays, glass doors, very private southeastern exposure. Unbelievable variety of sky-scapes play big part throughout the house with it's commanding views and relative freedom from the fog that is so beautiful from above! Brokers bring your buyers for 2.5%. In 1976, The county measured this house at 3,014 sq ft. before the 20' X 20' family room was created. We measure 3,412. (Recently Zillow misstates 3 baths; there are 2.5.) What I love about the home

Spacious openness to changing skies, Commanding views that inspire joy, the 5-8 minute walk to Mt.Tam trails, up or to the Mountain Home Inn or ocean! No noisy traffic on our cul-de-sac streets. Walks to town, shortcuts through Blithedale Park, Marsh Dr, or on Blithedale, beside streams. For short walks: Ralston to "The Rock." We enjoy peaceful and inspiring beauty every day in a house that opens almost everywhere to the panoramic views of sky, forest, valley, city. For a house with so many windows, we have great privacy, and often need no heat on most sunny winter days. City fireworks from our deck, and the moon rise over the Open Lands Ridge from the house, the decks, or the hot tub. Lots of space to spread out due to large, storage spaces and efficient closets. Most of all, we love the full day sun, often seeing the fog in graceful and surprising patterns below us while we stay warm in the sunlight. Blithedale Ridge, Corte Madera Ridge, and the green hillside leading to them is also part of our hiking pleasure and panoramic view to the East. Our Blithedale Canyon location--- high enough to be sunny and enjoy the views, but close enough to walk to town--- is very rare and a big part of the pleasure of living here. Regarding Zillow's low estimate: apparently Zillow has trouble estimating houses that have not sold in the last 28 years in beloved neighborhoods where houses rarely turnover. Nor do they seem to take into account spectacular views and micro-climates that are not shared by even immediate neighbors, easy parking, rarities like full-day sun in Mill Valley, nor magical stream & forest walks to town. This house encourages a HEALTHY lifestyle sensitive to stunning daily beauty and the desire to get out every day and walk or hike on Mt. Tam, to town for light errands, or through the streets that share their views and bring you to meet your neighbors.
