My Notes

The lots and house are located about 3 miles from the highway 24/70 merge. They are adjacent to Soundview Park subdivision. Soundview Park is just west of Brandywine Bay on Highway 24.
The lot with the house is approximately .93 acres. The other two lots are adjacent to the house (to the east). They are 1.1 acres and 1.19 acres. They are all highs lot with a natural elevation. The two vacant lots have been cleared with only natural live oaks and magnolias remaining. Each lot has approximately 100 feet of direct water frontage on Bogue Sound.
It is amazingly private given how close it is to Morehead City. There's a great combination of privacy and convenience.
The house was built in 1985. It is a 3 bedroom, 2 1/2 bath home with 1,553 square feet. There is a two car garage. The front of the house looks out directly on Bogue Sound. There are four sliding glass doors and one set of triple windows on that side of the house. The views are spectacular.
Over a period of about five years starting in 2005 we replaced the roof, hvac, carpet, lighting, appliances, garage doors, kitchen vinyl, deck, water softener and filters, windows, most of the exterior siding and added the dock which has an 8,000 lb boat lift. Both the interior and exterior have been recently painted. All cabinetry was stripped, painted and sealed.
The home is in good shape. Buildings take a beating on the sound. This one is well constructed. It's probably going to need a new water heater in the not too distant future and there is a little ceiling sheetrock repair that needs to be done. It's a humid environment and you just have to stay on top of things. Other than those things I think anything you would want to do would be of a cosmetic nature.
Our asking price is $ 475,000 for the house and $ 375,000 each for the building lots.We are open to all possibilities - the sale of the entire parcel, individual lots, or some portion of the parcel.
