My Notes

For sale: a delightful 2-4 bedroom cape cod home with 1.75 baths on 2.6 wooded acres. Small barn and paddock for kids or livestock, and woods and a stream to explore all on a private road. A deck overlooks the back yard for private gatherings in the summer, or a spectacular winter mountain view. Inside you'll find an open plan kitchen and great room with exposed beams, a library, a full, dry, unfinished walk-out basement and three more rooms for bedrooms or hobbies.

What I love about the home

This house feels comfortable - like a cozy cottage, but with room enough to really live in. Wood trim and wide-board pine floors add a country charm, with big windows to let in the sunlight and the views. In the winter, the wood stove heats almost the whole house, but it sure is nice to have a good furnace for hot water and comfortable nights! In the summer, it rarely gets hot enough for air conditioning, but pop a couple of window units in and the whole place is a civilized haven. The surroundings, though, are private and lovely all year round - the paddock is large enough for a small pony or older horse, or for rambunctious children or a big vegetable garden! In back, the land slopes away into shaded forest, with an old farm causeway and farther back, a babbling stream perfect for wading on warm summer days; the woods are open enough for exploring, games and winter snowshoeing. A stand of tall pines whispers above a dark green carpet of myrtle, mottled with sunshine. The house is convenient to Rt. 7A; in 15 years living here we have never gotten snowed in so badly that we couldn't get back out to the road. Both Bennington and Manchester are close enough for concerts, shopping and activities of all kinds; Arlington center is only a couple of miles away with great schools, and Old West Road is perfect for walking - two cars within 10 minutes is what we call "traffic"!
