My Notes

Edit
Hayes Barton was one of Raleigh's first suburban neighborhoods, developed in the early 1900's by old-line Raleigh families who wanted larger lots and some green space around them. It was a short trolley ride from downtown Raleigh, where the best addresses of the time were along Blount Street. Raleigh quickly grew outward towards Five Points after the Great Depression, but even after many years of growth and expansion, Hayes Barton remains one of the most prestigious neighborhoods in Wake County.

What I love about the home

It has old home character with the convenience of an updated kitchen and baths; high ceilings; an incredible dining room that opens out to one of the porches; wrought-iron fence and gates; a huge deck plus two open porches; only a two minute walk to Five Points; close to terrific schools, shopping, restaurants and entertainment; detached apartment generates $1,050/month in income.

Neighborhood: Five Points

Zillow predicts Five Points home values will increase 1.9% next year, compared to a 2.3% increase for Raleigh as a whole. Among Five Points homes, this home is valued 269.9% more than the midpoint (median) home, but is valued 21.3% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Five Points, the number of foreclosures waiting to be sold is 42.4% lower than in Raleigh, and 13.3% lower than the national average. This lower local number could help Five Points home values rise more quickly than other regions in Raleigh.
