What I love about the home

1888 Church Street is on the border of Noe Valley and Glen Park. While it is technically situated in Glen Park, Noe Valley begins one block away at 30th and Church Street. 1888 Church is on a quiet side street, tucked away from much of the city's hustle and bustle. The neighborhood's charming residential streets feel like a small village. The location could not be more convenient. Commuters will find quick access to the 101 and 280 freeways. Tech shuttles stop one block away at 30th and Church Street. BART stations at Glen Park and 24th and Mission are a short skip away and the Muni Church line stops at 30th and Church, providing easy access downtown. Great restaurants and retail abound. Within a few blocks walking distance, residents can enjoy excellent restaurants such as La Ciccia and its sister restaurant La Nebbia, Eric's Chinese, Chloe's and Tataki, to name a few. The corner grocery at 30th and Church Street offers high-quality organic produce and other products just a stone's throw away. The 24th Street retail corridor and the center of Glen Park "village" are just a few minutes away. Both offer excellent retail, restaurants and farmer's markets. In addition, residents enjoy many great parks for kid-lovers and dog-lovers alike. Nearby Glen Canyon Park occupies nearly 70 acres and offers miles of hiking trails. This peaceful corner of the city offers the best of all worlds - great weather, easy access for commuters and incredible convenience to neighborhood amenities - all with a charming small-town vibe.

Neighborhood: Glen Park

Zillow predicts Glen Park home values will increase 7.6% next year, compared to a 5% rise for San Francisco as a whole. Among Glen Park homes, this home is valued 41.7% more than the midpoint (median) home, and is valued 15.9% more per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Glen Park, the number of foreclosures waiting to be sold is 133.3% higher than in San Francisco, and 60% less than the national average. This higher local number may prevent Glen Park home values from rising as quickly as other regions in San Francisco.
