My Notes

Looking for quality renters at prime location - Less than a block from beautiful Piedmont Park. Walk to great midtown restaurants, bars, the High Museum, Woodruff Arts Center, Ga Tech, and Marta (quick ride to airport, baseball games). Available any time between October 15 and November 15, 2013. This Park Avenue-style building stands above the myriad of overly-modern condos available in Atlanta right now, and is by far the highest quality building with the most generous amenities - hands down.
This 25th-floor unit has limestone floors and two full-sized balconies. Great amenities - 24 hour concierge, secure underground gated parking, multi-level internal electronic security, 12-seat movie theater equipped with DirecTV, DVD/Blueray, and Playstation/XBox/computer hookups, beautiful library, fully equipped gym, biggest pool in Atlanta, 2 outdoor gas restaurant-quality grills, large courtyard with outdoor seating and 2 fountains, business center, and full-size conference room with WiFi.
Washer/Dryer purchased new in 2012 included in the unit. Kitchen has stainless appliances and granite counter tops. Balconies are a great place to have breakfast or read a book and have a great views of downtown and Piedmont Park. The amazing pool is the best in Atlanta. Rarely crowded, it is perfect for relaxing or entertaining. Large gym has everything one could desire. Polite and courteous concierge staff are incredibly helpful and steadfastly enforce multi-level security measures. Bedrooms are carpeted. Bathrooms have marble floors and showers, and granite counter tops. Master bath has jets. I ALSO HAVE FURNITURE FOR SALE.
Water, garbage, amenities, HOA dues, and 1 assigned parking space are all included in price of rent. An additional parking space can be rented privately if desired. One year lease. Agreement to abide by condo rules. Background and credit check required. One month's rent deposit. No pets. $500 move-in fee is required by the building.

What I love about the home

I have lived here for 4 years and absolutely love it. Am moving out of state to join my fiance whose job moved him there. I love my neighbors and we all agree - this is the best place to live in Georgia.

Market guide

Zillow predicts Midtown home values will rise 5.9% next year, compared to a 5.5% increase for Atlanta as a whole. Among Midtown homes, this home is valued 37.1% more than the midpoint (median) home, and is valued 11.2% more per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Midtown, the number of foreclosures waiting to be sold is 12.7% lower than in Atlanta, and 121.9% greater than the national average. This lower local number could help Midtown home values rise more quickly than other regions in Atlanta.
