TIC unit in 6-unit building. Condo conversion eligible in Sept. '08. 1 br, 1 ba on 2nd floor, studio with patio and bathroom on 1st floor. Legally 1 unit, but physically separate. In building laundry facilities. All appliances are new as of 2 years ago. Buzzer system to let people in the front door. Hardwood floors in 1bd, 1ba, with tile bathroom. Carpet, linoleum in studio, with tile bathroom. Beautiful neighborhood, just south of Pacific Heights.
Neighborhood Description
On the cusp of NoPa, Lower Pacific Heights, and the Western Addition. Technically in the "Historic Beideman District." Bright neighborhood. Transitional area (it's very nice now, and getting better, but it wasn't so nice 10 years ago). Close to Fillmore Street (lots of shops, restaurants, bars), big park across the street adjacent to Western Addition library (just renovated and reopened Feb 2, 2008!), local middle school/high school down the street ranked in top 8 in Northern CA (according to the sign on the building). Another park at the end of the street. Public transportation 1 block away. 
What I love about the home
Close to great restaurants, night life, parks, library, schools, shops, public transportation, hospitals. Separate 1-br upstairs, studio with patio downstairs - can rent out studio (currently getting $1200/month).
