My Notes

Located on a bright, sunny corner lot on Hanover Ave (one of the most desired streets in Richmond) in The Fan, this house is walking distance to restaurants, schools, and great parks. Facing north, the entry courtyard is a cool, shaded garden in the summer time (great for relaxing or socializing with the neighbors) leading to the double doors and foyer. The first floor of the house has a living room (parlor), dining room (traditionally the 2nd parlor), a family room with stained glass, powder room, and recently remodeled kitchen with stainless steel appliances and granite counter tops. The kitchen leads to a back deck and beautiful Charleston garden with a fountain and plenty of shade and privacy. The entire first floor and gardens are ideal for those who enjoy entertaining. A basement, mostly used for storage, is located off of the kitchen and is dry?and there are no problems with radon as it has been recently tested. Formal front stairs as well as rear stairs off of the kitchen, lead to the second floor with a large skylight illuminating both floors. The master suite is a huge room with fireplace, bay window, french doors/balcony as well as a recently renovated bathroom and large walk-in closet. A full bathroom is between the two other bedrooms. Closet space is abundant in all bedrooms The rear bedroom has a large sunroom overlooking the garden. Because of the corner location, views from the bedroom are nice (especially compared to looking at a neighbor's blank wall 5' away on homes in the interior of a block) and very sunny. And because the house is on a corner, the windows from the adjacent house are not facing you. The third floor has a large (12' x 20') bonus room that can be used as a playroom, studio, office, or bedroom. Electricity, heat, and air condition have been added to the third floor bonus room. The house is full of nice details including original heart of pine floors, pocket doors, fireplaces molding, stained glass, etc.

- Corner House with sunny, western orientation (compare this one to one in the interior of the block and you'll know what I'm talking about when I say bright) - move in ready?recently updated master bath and kitchen - Double Parlor - Original heart pine flooring in 75% of the house, new oak floors in kitchen and family room - Large kitchen with new stainless steel appliances, granite countertops, maple cabinets. - Gated, brick walled Charleston garden in back of house with gorgeous tree-form camellias (courtyard can be reduced in size to accommodate off-street parking if desired) - Nice, elevated entrance courtyard - sunroom, overlooking the garden - spacious granite countertops, plenty of kitchen storage, new stainless steel appliances - Over $2500 worth of window treatments, chandelier, ceiling fans all stay - 3rd floor bonus room (not included in Zillow's estimate) that can be used as a bedroom, studio, office, etc?.lots of light - elevated 1st floor so totally private from the street - walking distance to several restaurants but not so close you get the late evening noise - Huge master bedroom with french doors/balcony and large walk in closet
