My Notes

French Normandy style, three-level house with detached two-car garage on southwest-facing hill between two quiet, lightly traveled side streets. Beautiful territorial view of Interlaken Park from rear of house (from sunroom, dining room, master bedroom, deck, and two larger upstairs bedrooms). From front to back, oversize lot has paved open-air parking for two cars, terraced gardens, front patio surrounded by camelias, house proper, rear deck, hillside garden, level vegetable garden, and two-car garage.
Apparently built and occupied by then-owner of Simpson Timber, who used very good wood. (Basement originally held full private barroom, which I suspect dated back to Prohibition!)
There has been no smoking inside the house for at least 47 years. Freshly painted, freshly carpeted, freshly cleaned, with virtually every problem we could spot attended to, this is close to a turn-key home.
Neighborhood Description
Montlake is a quiet residential neighborhood south of the University of Washington, nestled between parks (Interlaken Park, Montlake Playfield, Washington Park Arboretum) and water (Portage Bay, Montlake Cut, Lake Washington). It consists mostly of good-quality, single-family homes with lawns or gardens. A small business district features a bike shop, a restaurant, a pub, a public library, a really nice convenience store/deli, a dry cleaner, and a coffee shop. Other nonresidential occupants include Montlake Elementary School -- consistently ranked among the city's best -- the Museum of History and Industry, a quite decent medium-size grocery store/deli, a gas station/garage, and St. Demetrios Greek Orthodox Church, which hosts a popular festival each summer.
For football fans, Husky Stadium is just north of the Montlake Bridge, within easy walking distance for most people. As for nature, few people in Montlake are more than a few blocks from a park or body of water.
No major grocery store is within reasonable walking distance, but two Trader Joes, three Safeways, three QFCs, and one Whole Foods. are little more than 10 minutes away by car. Two Costcos are less than 30 minutes away. Outside of rush hour, you can reach either the University Village Shopping Center or the International District in around 15 minutes.
This may seem morbid, but Montlake is a good place for medical emergencies as well. With the UW Medical Center just to the north, and Group Health, Swedish, Virginia Mason, and Harborview not far to the south, you are likely to reach a good hospital in short order.
While Montlake is becoming increasingly popular with high-earning professionals -- software executives, doctors, and the like -- it hasn't lost its ordinary Seattle neighborhood feel. Its central location, ready accessibility, outstanding natural amenities, architectural charm, and lack of pretension make it a great place to live.

What I love about the home

Excellent natural lighting; quiet; surrounded by greenery. Huge stained glass window bay in upper staircase; stained glass casement windows in bathrooms. Secluded front patio perfect for eating outdoors in summer. Within walking distance of: Interlaken Park (1-1/2 blocks) Montlake Playfield (~6 blocks) Arboretum (~6 blocks) Foster Island Nature Trail (~10 blocks) Montlake Elementary School (~4 blocks) Montlake Public Library (~5 blocks) UW (~13 blocks to South Campus or Husky Stadium) Small convenience store/deli (~5 blocks) Medium grocery store/deli (~8 blocks) Interlaken Park road closed to traffic -- perfect for walking, jogging, and cycling. Pedestrian/bike path from Montlake Playfield, under SR-520 to south of Montlake Bridge -- great route for walking or cycling to the U. Choice of three nearby bridges for going north (I-5, University, and Montlake). Choice of two nearby access points to I-5 (Montlake Interchange and Hamlin/Newton onramps). Two alternative arterials west (Delmar/Roanoke and Boyer/Fuhrman). Eight blocks from Evergreen Point Floating Bridge. Two and a half blocks from rarely congested southbound arterial (24th/23rd). Relatively fast, easy, direct access by car to: UW, University Hospital, U District, U Village, Children?s Hospital. Eastlake, Fairview, Seattle Center, Belltown. Capitol Hill, Broadway, Madison, First Hill (Virginia Mason, Swedish, and Harborview hospitals), Downtown, International District. Bellevue, Kirkland, Redmond. Several Lake Washington beaches ? even better by bike! Direct bus lines to: UW, U District, Capitol Hill/Group Health, Downtown/Pike Place Market (43). Cowen Park, Ravenna Park, Greenlake (48). University Village, Children's Hospital, Laurelhurst (25). Eastside (many routes, from Montlake Interchange). 43 and 48 bus stop: ~2-1/2 blocks away. 25 bus stop: ~4 blocks away. Montlake Interchange: ~8 blocks away. Really good neighbors!
