    Market guide

Zillow predicts University District home values will rise 5.3% next year, compared to a 4.8% rise for Seattle as a whole.

Foreclosures will be a factor impacting home values in the next several years. In University District, the number of foreclosures waiting to be sold is 37.5% less than in Seattle, and 52.8% less than the national average. This lower local number could help University District home values rise more quickly than other regions in Seattle.
