My Notes

Edit
This Garden Oasis is nestled in the friendly enclave of Reynier Village in Beverlywood Adjacent.  Quiet and cozy, yet bright, open and roomy, this Spanish-style home is in excellent condition and has many upgrades.  The arched, tiled entry leads to the spacious living room and convenient den/office, each with its own fireplace. The well-proportioned dining room leads to a recently-remodeled cook's kitchen with breakfast area. Renovated kitchen features stainless appliances, custom Caesarstone counter tops and an updated powder room. Three large bedrooms all overlook garden and trellis views, while the redone master opens to a charming side patio.  The remodeled master bath gleams with elegant Carrera marble and new fixtures.   All of this in a home that's more than 1900 square feet. The front yard is private, closed from the street by a hedge and edged with exquisite perennials, apple trees and a dogwood. The rear yards are separated.  One is ideal for a bbq and mojitos with its new deck, paving and plantings.  The other is magical - a secret garden of lush flowers and foliage, a lemon tree, and a tranquil fountain. Just minutes from the buzz of Culver City's new restaurants, galleries and theatres and a short hop to the freeways, Century City, the Grove and Westside beaches, this great home is ready to move in and make your own.SEE THE VIRTUAL TOURhttp://www.3cim.com/3cim/tour.do method=viewTour&id=1206053065125&view=3
Neighborhood Description
Great neighborhood of Reynier Village has 1920s-30s Spanish and Tudor-style houses mixed with newer single-family homes. Friendly neighbors. Gentrification is happening as young families move in and redo their houses. Many neighborhood children attend magnet schools and schools in adjacent neighborhoods via permit. Feeling of safety and security in low-crime area S. of Cadillac. People are out walking dogs and babies at all hours without fear. Near well-reviewed great new restaurants and art galleries in Culver City and on S. Robertson. All around, a very happening neighborhood.

What I love about the home

Comfortable large rooms, high ceilings, crown moulding throughout, surrounded by flowers, trees and hedges (and two apple trees!). Centrally located, yet peaceful and private. Gorgeous hardwood floors, TWO fireplaces, private deck/patio adjacent to small "secret garden" with splashing pond. Master bath and bedroom are large and luxurious. 10-minute walk from our house to local park (Reynier) without crossing a busy street.

Market guide

Zillow predicts Crestview home values will rise 5.8% next year, compared to a 7% rise for Los Angeles as a whole. Among Crestview homes, this home is valued 31.8% more than the midpoint (median) home, but is valued 27.3% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Crestview, the number of foreclosures waiting to be sold is 34.4% lower than in Los Angeles, and 56.3% lower than the national average. This lower local number could help Crestview home values rise more quickly than other regions in Los Angeles.
