This PRE-INSPECTED home was built in 1979 - the inspection report is available for review at time of appointment.
This house has three bedrooms, one bath, living room, kitchen, and a poured full basement. There is a sump pump in basement (replaced in 2011). Basement has never flooded as supported by inspection report.
It is located a half mile from fire station, a mile from elementary school, and five miles from shopping malls.
The property behind the house/lot is farm land that has been deemed wetlands, which means NO ONE can build behind the house - a very private yard.
New roof in 2011, new kitchen in 2008, new bathroom in 2009/2012, new 80 gallon water heater (2010) and electronic controller for heater in (2012), new back porch in 2012. 22 cubic ft refrigerator, a gas stove, and a dishwasher is included.
Heat is oil/hot air (electric baseboard too) heater was serviced in December of 2012. Power vent (blower) was replaced in 2007 House is on town water and has a septic tank.
House length is 42' and the width is 24'- 1008 sq ft. Lot size is 100 x 106 (.25 acre). School taxes are $1227 and town taxes are $833 a year.
The cost to heat this home is low as it is well insulated - I have a yrly contract for 400 gal of heating fuel for winter. By the end of the heating season (April) I have �?�¾ tank of fuel oil left and have to request a stop delivery for the rest of the oil. Fuel oil used for a full heating season is approx. 325 gall. Fuel tank is 275 gallon.
Washer and Dryer are nagotionable.
NYSEG natural gas is available in the neighborhood.

Neighborhood Description
The farm land behind the house was designated wet-lands so there will be no developement in that area. The house is located on a very quiet U shaped street. The house faces South so it gets sunshine year round which warms up the house considerably.
 

What I love about the home

The cost to heat this home is low as it well insulated which helps to hold in the heat. When the ice storm hit the North Country, we had no power for three days and the tempature in the house never went below 59 degrees. I use approx 325 gall of fuel oil to heat the house during the heating season! I have a yrly contract for 400 gal of heating fuel for winter. By the end of the season (April). I have a 3/4 tank of fuel oil left and have to request a stop delivery of the remaining 50 -75 gall of fuel oil. The property behind the house/lot is farm land that has been deemed wetlands, which means NO ONE can build behind the house so its a very private yard.
