My Notes

Edit
Upgraded home with double pane windows and new doors. All rooms were newly painted. Upgraded kitchen with new appliances and remodeled bathroom. New washer and dryer. Located on 2nd floor of the two story complex facing the court yard with a beautiful garden view.

What I love about the home

Most affordable home in Palo Alto. Distinguished Palo Alto schools. Convenient access to shopping and commute routes. Walking distance to Greer park. This unit is located in the best location of the complex. It's on 2nd floor (top floor) with a nice court yard view. The complex has a play ground and a swimming pool. The monthly HOA fee includes water, waste, landscaping and three insurances for fire, flood and earthquake. The board of the directors of the condominium is doing a great job in improving the complex.

Market guide

Zillow predicts Midtown home values will rise 8.5% next year, compared to a 7.1% rise for Palo Alto as a whole. Among Midtown homes, this home is valued 62.8% less than the midpoint (median) home, and is valued 58.7% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Midtown, the number of foreclosures waiting to be sold is 837.5% higher than in Palo Alto, and 28.6% less than the national average. This higher local number may prevent Midtown home values from rising as quickly as other regions in Palo Alto.
