My Notes

Originally built in 1895, building received a full restoration in 2008 including a full earthquake retrofit. Rental unit is new construction that matches the look, feel and spirit of the original construction while providing top shelf modern amenities.Perfectly situated at the intersection of Hayes Valley, the Castro, the Mission and the Haight in a neighborhood known historically as Mint Hill. The building survived both the 1906 and 1989 earthquakes due to being built on the bedrock of mint hill- the same bedrock that convinced the U.S. Treasury to build the Mint a couple blocks away. Neighborhood is especially safe and clean due in part to the location of the U.S. Mint 1 block away. The neighborhood is patrolled by the San Francisco Police, The University of California Police and U.S. Federal agents.Amazingly well situated and convenient to all major corridors in San Francisco:2 blocks to MUNI/BART (local subway system)2 blocks to Whole Foods & Safeway2 blocks to several organic markets2 blocks to Market St., 101, and Fillmore 22 bus line to the north side of San Francisco (The Marina, Alcatraz, The Golden Gate Bridge, etc.)2 blocks to many restaurants and galleries3 blocks to Duboce park6 blocks to Dolores ParkBuilding is a 1st level 1.5 bath/ 1 bedroom, with 1.5 car parking, laundry, great room, spa size bathroom, professional kitchen, 3 private entrances and quiet backyard with BBQ and lounge area. The garage is flanked by manicured planters and serviced by an automatic opener. Garage has plentiful storage space and ample room for both a car and a motorcycle. Laundry facilities, ironing board, etc are also located in the garage along with stereo and dart board- in the garage!Bedroom has its own large bath with pedestal sink and Italian tile walls and floors. Bedroom has large Anderson windows, and a deep wall to wall closet and a king size bed with a down feather bed and comforter, large dresser and 30148; x 52148; oversize mirror.Great room has Ethan Allen furnishings, recessed adjustable lighting, 9 foot ceilings and classic wall fixtures, decorations and a large coat closet. Solid wood doors, Brazilian cherry floors, and top grade brass fixtures through out. Extremely well insulated and quiet.Kitchen has a professional grade stainless gas stove, dishwasher, refrigerator/ freezer, sink disposal, built in microwave- all of which are new. Ipod stereo, coffee maker, breakfast nook, tall Brazilian cherry cabinets. A floor to ceiling glass door to the back yard and Anderson windows over the extra large stainless steel kitchen sink.Bathroom has a spa shower with floor to ceiling tiles and a glass/copper basin sink.Building is especially quiet with C- level executives in the other two units. Back yard features a manicured garden and enormous palm tree. Street is tree lined with families in abundance.Walking distance to several parks including Duboce Park and of course Golden Gate Park.Commuting to downtown is a 10-15 minute subway or trolley ride (biking down Market street is also popular with dedicated bike lanes available). For those that need to commute elsewhere in the bay area please review the attached map link- the entrance to 101/280/80 is a few blocks away, meaning you can be in Oakland in 15 minutes, at San Francisco Airport in 15 minutes ($40 by taxi) or in Palo Alto (Google, Facebook, Cisco, etc.) in 45 minutes!  More Less

        Market guide

Zillow predicts Hayes Valley home values will rise 3.9% next year, compared to a 3.1% increase for San Francisco as a whole. Among Hayes Valley homes, this home is valued 29.7% less than the midpoint (median) home, and is valued 12.8% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Hayes Valley, the number of foreclosures waiting to be sold is 4.8% less than in San Francisco, and 25.5% greater than the national average. This lower local number could help Hayes Valley home values rise more quickly than other regions in San Francisco.
