My Notes

CONTRACT SIGNED STUYVESANT HISTORY & ARCHITECTURE Petrus Stuyvesant laid out the street plan for the development of his property in 1787, naming several nearby streets after his children, Judith, Elizabeth, Margaret, and Cornelia. His son, Peter, would famously go on to found the New York Historical Society while his grandson, Hamilton Fish, born at 21 Stuyvesant Street, would later become Governor of New York and then Secretary of State for eight years. Designed by renowned New York architect James Renwick, Jr., who went on to design St. Patrick's Cathedral and Grace Church among many other buildings, the Anglo-Italianate row of 23-35 Stuyvesant Street was completed in 1861 as part of the larger "triangle" formed by the point where East 10th Street meets Stuyvesant. The neighborhood is anchored by the St. Mark's-in-the-Bowery Church, built on land originally purchased by Petrus Stuyvesant in 1651 from the Dutch West India Company to build a "family chapel." Years later his great-grandson, also Petrus, would engage New York's first native-born architect, John McComb, Jr. to design the present Gothic-style church which stands today. In 1861, James Renwick, Jr. - upon completion of the Stuyvesant rowhouses - was asked to build a brick addition to the Parish Hall. THE RESIDENCE Retaining its elegant and thoughtful single-family floor plan, 25 Stuyvesant Street is approximately 3380 square feet inside, built 16' x 39' on a 59 foot deep lot with six levels, including the garden level, plus the basement for mechanicals and storage. There is a grand stoop entry as well as a second entrance below the stoop leading to the garden level. From the main doorway at the top of the stoop, the entry level features a wide landing, coat closet and stair leading up to the parlour as well as a separate stair heading down to the garden level. The kitchen is positioned in the front of the house, opposite a grand formal dining room which o  More Less

Market guide

Zillow predicts East Village home values will rise 1.3% next year, compared to a 2.3% increase for New York as a whole. Among East Village homes, this home is valued 877.3% more than the midpoint (median) home, but is valued 24% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In East Village, the number of foreclosures waiting to be sold is 491.3% greater than in New York, and 43.6% greater than the national average. This higher local number may prevent East Village home values from rising as quickly as other regions in New York.
