My Notes

Edit
This home is perfectly located in the up and coming neighborhood of Fishtown. E. Thompson street provides ample free parking in addition to the one car garage. Only five minutes to center city and close access to 95 means you can get anywhere quickly. Be sure to check out the new restaurants in the area like Eatalia! Also, once the revive 95 project is done there will be a huge green space and art scene just behind the home on Cumberland and Delaware along with a trolley to take you to the metro.
This home has a carpeted first floor with half bath and study/ bonus room on the 1st floor that can be used as a spare guest room if needed. It has a double sliding door out to a nice city sized back yard for your pups and also a rose bush and planter beds.
Kitchen and living room is on the second floor. You have to see the Hardwood floors to believe the condition they're in. This has been a shoe free household for years so everything is in impeccable condition. The kitchen has all stainless steel appliances, gas range with overhead microwave with vent, granite counters, over-sized cabinets and see-through bar to the living space. Washer and dryer are tucked away in a closet off of the kitchen for your convenience. The home boasts energy efficient windows that you can unlock and fold down to clean.
On the third floor you'll find all three bedrooms. The master has his and her closets, an en suite with walk in shower and dual vanity. There is also a custom jewelry tree and huge wardrobe/vanity makeup area for her that conveys. The second full bath is also up with full size tub. The second and third bedrooms are a very good size for the kids, the roommate, or an office.

What I love about the home

Grocery, Wawa, CVS, the neighborhood CSA, Planet Fitness, Pep Boys, and great restaurants all within walking distance. Check Yelp for Eatalia, Loco Pez, Cook and Shaker, Memphis Taproom, Jovan's place, and many more. Great Neighbors. Everybody is friendly inside our shared backyard area and hang out regularly. Lots of storage for a town home. Centrally located. You can get to anywhere in Philly or NJ very fast being so close to all of the major highways. The neighborhood is definitely on the rise. There's no way you can lose money on this house over the next 10 years.

Market guide

Zillow predicts Kensington home values will rise 0.2% next year, compared to a 0.9% fall for Philadelphia as a whole. Among Kensington homes, this home is valued 157.9% more than the midpoint (median) home, and is valued 56.6% more per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Kensington, the number of foreclosures waiting to be sold is 40.5% higher than in Philadelphia, and 61.9% greater than the national average. This higher local number may prevent Kensington home values from rising as quickly as other regions in Philadelphia.
