My Notes

Edit
2 Family Brick Semi-detached home with a 3 car garage. Oil, hot water heat with old-style radiators; new wiring added on floor 2.
Neighborhood Description
This neighborhood is filled with character, in that there is a diverse population here. Shopping is convenient and varied, and restaurants are scattered about and number in the dozens. The schools are average to better and crime is at a low level. Very convenient to the city, it has become an area to move to for those who want lower rents than upper Manhattan, with a manageable commute.

What I love about the home

Convenient to trains, buses, shopping & schools; off street parking; nice income potential, help pay your mortgage & gain more tax benefits. Desirable neighborhood, only 3 stops into Manhattan on R train or 4 on the N.

Market guide

Zillow predicts Astoria home values will increase 2.9% next year, compared to a 3.4% increase for New York as a whole. Among Astoria homes, this home is valued 58% more than the midpoint (median) home, but is valued 53.5% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Astoria, the number of foreclosures waiting to be sold is 336.6% higher than in New York, and 4% higher than the national average. This higher local number may prevent Astoria home values from rising as quickly as other regions in New York.
