And the downstairs unique and artistic bathroom has a tub shower combo There's an automatic sprinkler system for easy care gardens. The front and side of the house have just been painted to add to curb appeal and all windows front and back have been recently sanded and painted. The back of the house will be painted spring 2011. This home is spacious, functional, and gorgeous. It just passed pest inspection (Jan 2012) and I added a number of drains, had the foundation scraped and treated and the stairs coved to prevent water damage. Neighborhood Description
This part of 30th Avenue has houses on only one side of a narrow winding street. It's one block from a beautiful park, 3 blocks from playground and ball field, 2 blocks from muni routes, private and public schools are within walking distance. This friendly neighborhood is beautifully maintained, has low crime and convenient shopping. The nearby park boasts a softball field, basketball courts and 6 newly resurfaced tennis courts. Any day now a brand new indoor swimming pool will open. The ocean and zoo are one mile away, Lake Merced 1/2 mile, Stern Grove a few blocks. The L Taraval, 29 and 28 makes for easy transportation and the freeway is only 10 minutes away. This is a very dog friendly neighborhood with a huge off leash dog run 1 block away. In this same meadow there are benches, paved and dirt trails, a small lake filled with ducks and a visiting great blue heron, and also barbecue pits. This is a great area for biking, running, tennis, basketball and schmoozing. West Portal Village cafes, restaurants, and movie theater are within walking distance. Lakeshore shopping center is also within walking distance. It's a beautiful, safe, and convenient neighborhood
 
What I love about the home
I love beauty and this house pleases my aesthetic sense wherever I walk. It is energy efficient with moderate PGE bills ($166/month--2100 feet), the garden front and back are pretty, have an automatic sprinkler and are easy to maintain, The kitchen has an old world look that works well with the brand new stainless sink, stove, frig dishwasher. It is a very quiet neighborhood with easy parking and very little street noise. With minimal expense the 400' studio could be expanded to a very spacious (700 foot +)1 bedroom apartment which can include an office, laundry room and yard. In San Francisco this would rent for $2000+ which would pay the monthly mortgage with $'s left over.
